The land is located in one of the largest commercial and manufacturing zones in the Karlovy Vary Region. The Pod Rohem locality already contains a MAKRO, Globus and Mobelix. The land’s suitability for development coefficient is 80% with two above-ground storeys. According to the zoning plan the land is located in a Vd (land for light manufacturing and services) zone. Under the municipality’s generally binding directive the zone is intended for development for light manufacturing and services that may have a disruptive impact on residential areas.
The following are permitted on the land: all types of light manufacturing and services, warehouses, commercial, administrative and management buildings and facilities, science and research facilities and public petrol stations.
The entire locality has a complete network of amenities – water, sewage, gas and electricity. All of these are located at the edge of the land. Access roads, pavements and street lighting are owned by the municipality.
Along the northern edge of the business park runs the motorway to Cheb and on to Germany, which forms part of the newly built Prague – Karlovy vary – Cheb – Germany motorway. An exit has been built from the business park to roads I/20 from Karlovy Vary to Pilsen.
